Carpet & tile cleaning.
The first playbook we built, and the only one live in the pilot today. Here is exactly what it looks for and why.
Account types
Who this playbook looks for.
Owner-occupied single-family homes
Homeowners due for a routine deep clean, or cleaning ahead of a move-in or a sale.
Rental turnovers
Property managers and landlords who need carpets and tile ready between tenants.
Light commercial, by walk-through
Small offices and storefronts, quoted after an on-site look rather than a fixed vertical playbook.
Pet-owning households
Homes where pet odor and traffic-lane wear shorten the usual cleaning interval.
Signals
What we look for — publicly, and with a date attached.
A home sale closes
A public real estate record shows a single-family sale completing in your service area — a classic move-in window for a full clean.
Rental turnover posts
A property manager posts about make-ready work between tenants.
Public move-in notices
A household publicly signals a move into your service area.
Disqualifiers
What keeps a record out of your queue.
- Accounts clearly outside your stated service radius.
- Natural-stone-only jobs, if that’s not a service you offer.
- Signals older than your stated freshness window.
- Anything requiring pulling carpet, replacing padding, or sealing subfloors, if that’s outside your scope.

The Alder Street Listing — Sample Record
- Draft opener
- “Saw the Alder Street sale just closed — we run move-in carpet & tile cleans around [your service area] and could send over our standard scope if useful.”
- Status
- Draft only. Nothing is sent until you approve and send it yourself.
Who we're building this with
Our first pilot account is a real business we own.
Spiker Carpet & Tile Care — an owner-operated, licensed and bonded carpet and tile cleaning business serving Galt, Lodi, and the surrounding Sacramento and San Joaquin County area, California, running since 2013 — is the first account we're building this exact playbook with. Its crew is trained to the IICRC S100 standard, and its Google listings carry a long, real review history in both Galt and Lodi. This vertical was built to match Spiker’s real, everyday work — not adapted to fit it.
It has not received real sourced opportunities yet — there's no live data pipeline behind any playbook yet, only the sample record above — and we won't say otherwise until that's true.
Geography
Wherever you say you work — not a fixed city we picked for you.
There is no locked list of metro areas. You set a service radius or a list of metros during onboarding, and targeting is built from that. The pilot is running with a small number of early operators while we prove out data quality before expanding capacity.
